SUMMARY: A very nice combination farm with good county road access. All the cropland in section 5 (201.56 acres) is wheat stubble and the cropland in section 32 (163.15) acres is growing corn. The pasture has very good grass and the fences are serviceable 3 and 4 wire. The tenant owns all smooth electric wire. 67% of this parcel is tilled, with large fields and productive soils.
Livestock water is provided by an electric submersible well just East of road 396 which supplies two tanks, one at the well and a second tank by buried pipeline near the middle of the 157-acre pasture. There is a stock dam in the northeast portion of the pasture.
The submersible well does supply water to a 3rd tank across the road by buried pipeline on land retained by the family. The buyer will have full ownership and control of the well with no obligation to supply water to the 3rd tank.
The wheat stubble will be sprayed for weed control at the Seller’s expense and pass to the Buyer at no cost for the eco fallow expense.

SUMMARY: Parcel 4 has very good cropland currently planted to corn. Irrigation well records indicate adequate water for 2 short pivots or ideally a sub-surface drip system. There is also a possibility to transfer the irrigation well and NRD certified irrigated acres to another farm located in the Middle Republican NRD, but their rules and regulations apply. The well has not been used for an unknown number of years. The tenant said it worked OK the last time he used it, but the current condition is unknown.
