Buyer’s Guide to Online Auction Bidding

Bid on land from your computer or smartphone.

Nebraska Land Brokers timed online only auctions give buyers a chance to privately bid on offered land from anywhere. Online only auctions are open for a limited time and bids are updated in real time through the bidding app. Buyers receive an update if they are outbid by other buyers. You can follow the auction without logging in.

How it works

Properties will be offered for sale as one or multiple parcels. In instances of multiple parcels they will not be combined. Bidding will only happen online and will begin at a scheduled time and “soft close” when scheduled to end. Bidding will continue in five-minute increments until five minutes have passed with no new bids. All parcels will remain open during this time. If a reserve is in place an announcement will be sent when the reserve is met. A SOLD announcement will be given when the auction ends.

To bid and buy via online-only auction, download the free NELandBrokers app from the Apple App Store or Google Play on your phone or iPad.  Be sure to have your Apple or Google ID password. On a personal computer, you can watch from our website via the link on the auction’s listing. Log in using Firefox, Chrome, or Safari browser. (MS Explorer or Edge does not work.)

Once you download the app, you’ll have access to see upcoming auctions.

BIDDING ONLINE DURING LIVE AUCTION

It’s easy to login and bid online.

You can join our live auctions from anywhere and feel like you’re part of the action.

How it works.

Live auction online broadcast begins about 15 minutes before the scheduled auction start time. Listen to the auctioneer and watch the message box and auction table to follow along and/or place a bid.

Be part of the action in 3 easy steps.

STEP 1: Create a username and password

To participate, by using the NELandBroker app from the app store, click on “Bid Online”.  Register New User or if you have already created a profile, login. Save your username and password in a safe place so you can access them in the future to join other auctions.

STEP 2: Login

Simply login for any scheduled auction to listen to the auctioneer and see the bid table. Logging in doesn’t allow you to bid.

STEP 3: Bidder Registration

If you do wish to bid, select Bidder Registration for the land auction property you wish to bid on and review the Detail Brochure online or call our office to get a hard copy. Register to bid and test the audio on your device at least 24 hours prior to the live auction for online bidding approval.

A few things to consider if bidding online…

• Login with PC, Mac, Tablet, Ipad or Cell Phone.

• Devices more 2 years old may not work for audio and video.

• Log in using Firefox, Chrome, or Safari browser. (MS Explorer or Edge does not work.)

• Access website with wireless or direct high speed data. Slower internet speeds or poor cell phone service may not work.

• Nebraska Land Brokers will not be responsible for not being able to bid as a result of slow internet speeds

• Audio is muted when auction window opens. Mouse over the video box to play and pause.

• Refresh your screen periodically to restart audio and video. Upon refresh, click sound back on.

• Adjust the volume directly on your computer or phone.

• You may need ear phones to hear audio on a smart phone.

LIVE WITH ONLINE BIDDING & ONLINE ONLY AUCTION TERMS and CONDITIONS

While offering real estate for sale by online only or live with online bidding, internet bidding is convenient and provides anonymity to the Buyer. Nebraska Land Brokers must take special care and caution to be sure Buyers are qualified to bid and buy the offered real estate.

Buyers will be required to the following:

1. Agree to sign a Buyer Registration Form in which they acknowledge they:

   • have reviewed and understand the detailed information about the property

   • will agree to the “Terms and Conditions” of the auction

   • will accept the provided “To Be Determined” title insurance

   • will accept the Nebraska Land Brokers, LLC purchase agreement for the auction

2. Should they be the successful “high bidder” they will agree to immediately sign the Nebraska Land Brokers, LLC real estate purchase agreement in person or electronically.

3. Should they be the successful “high bidder” they will agree to provide the previously identified earnest deposit in the time frame identified.

4. Should they be the successful “high bidder” they will agree to close on the sale of the real estate on or before the scheduled closing date.

5. If Buyer has the high bid and does not sign the Nebraska Land Brokers, LLC real estate purchase agreement in person or electronically and provide to the Broker the required earnest deposit to be deposited into the Nebraska Land Brokers, LLC Real Estate Trust Account, Buyer understands that they may be liable to the Seller and Nebraska Land Brokers, LLC for damages, including consequential damages, such as lost profit, costs of sale, commission and expenses.

INTERNET CONNECTION DISCLOSURE

While Nebraska Land Brokers strives to present the live auction in a situation that includes strong internet connectivity for broadcast of the auction, we cannot guarantee that forces out of our control my interfere with the internet connectivity. Should such a force occur we cannot be liable for a Buyer’s inability to bid online for a land auction purchase.

If as a Bidder, you have a concern about your internet connectivity please consider making alternative arrangements to bid for a land auction via phone or another alternative to bid live at the auction.
